These Terms and Conditions (“Terms”) apply to dumpster rentals ordered from Imperial Lawns LLC (“Imperial Lawns,” “we,” “us,” or “our”) through https://imperiallawns.com/dumpster-rentals/, or by phone, email, or text for those dumpster rentals.

These Terms cover dumpster rental only. Lawn fertilization, aeration, seeding, and our other lawn services are separate services.

Acceptance of These Terms

By requesting a dumpster, paying any amount toward a rental, checking a box to accept these Terms, or accepting delivery, you agree to these Terms. If you are ordering for a company or another person, you confirm that you have authority to bind that company or person.

The details in your order confirmation control the price, dumpster type, delivery address, included weight, rental period, and daily rate for that order. These Terms control every other rental condition. If a marketing statement on the website conflicts with these Terms, these Terms control.

Dumpsters We Rent

We rent the dumpsters listed on our Dumpster Rentals page. As of the effective date, those dumpsters are:

20-yard dumpster. For household cleanouts, remodeling debris, roofing debris, yard waste, and other non-heavy construction debris. Published offer: starting at $525, with 1 ton (2,000 pounds) of disposal included, a 3-day rental, additional days at $24.99, and free delivery in the local area.
7-yard concrete dumpster. For clean loads of concrete only. Published offer: starting at $500.
7-yard asphalt dumpster. For clean loads of asphalt only. Published offer: $600.

A price listed as “starting at” is the minimum published price. Your quoted price may be higher based on location, material, access, and scheduling. The price in your order confirmation is the base price for your rental.

Delivery dates are scheduled by availability. Same-day and next-day delivery are offered when the schedule and your location allow them.

Included Weight and Overage Charges

Each rental includes disposal of 1 ton (2,000 pounds) unless your order confirmation states a different included weight.

Weight above the included amount is billed per pound. Before you accept the rental, we will tell you the per-pound rate by phone, email, text, or on the order confirmation. That disclosed rate is the rate you authorize for that rental.

Weight is the weight recorded on the scale ticket at the disposal facility or transfer station. We will show that weight on your overage invoice. Your estimate of the load does not set the billed weight.

You authorize us to charge this overage after pickup, when the scale weight is known.

Rental Period and Additional Days

The 20-yard dumpster includes 3 rental days. Each additional day is $24.99, unless your order confirmation states a different daily rate.

The included rental period and the additional-day rate for a 7-yard concrete dumpster or a 7-yard asphalt dumpster are the period and rate we disclose before you accept that rental.

The rental period starts on the delivery day. Additional-day charges accrue for each day the dumpster remains on site after the included period, through the day we complete pickup. If pickup is delayed because the dumpster is blocked, overfilled, or unsafe to haul, additional-day charges continue until the dumpster is ready and we complete pickup.

You authorize us to charge additional-day fees after the rental, based on the delivery and pickup dates.

Authorization for Post-Rental, Overage, and Additional Charges

You authorize Imperial Lawns LLC to charge the payment method you provide, and you agree to pay any invoice, for all amounts due under these Terms. This authorization includes charges that are calculated after pickup and disposal.

You specifically authorize these post-rental and additional charges when they apply:

Weight overage above the included 1 ton, at the per-pound rate disclosed for your rental.
Additional rental days after the included rental period.
Contamination or mixed debris in a dumpster that requires a clean, single-material load.
Prohibited or special-handling items, including the disposal facility’s special-waste charges and our related handling cost.
Dry-run, extra trip, or attempted pickup fees when we cannot safely deliver or pick up.
Overfilled or unsafe loads, including labor and disposal to make the load legal and safe to haul.
Relocation of the dumpster at your request, or because the original placement cannot be used.
Damage to the dumpster beyond ordinary wear, including repair or replacement.
Fines, penalties, or permit costs caused by your placement, your load, or your failure to obtain a required permit.
Sales tax and any other government charge on the rental.

Where a fee amount is published on the Dumpster Rentals page or stated in your order confirmation, that amount applies. Where no amount is posted, you authorize us to charge the disposal, repair, trip, and handling costs caused by the event. We will identify those charges on the invoice.

These charges are payable when billed. You agree to keep a valid payment method on file until every charge for the rental is paid. If a charge is declined, the amount remains due.

Delivery, Access, and Placement

You must provide a safe, open route and a placement area that can support the truck and the loaded dumpster. Clear vehicles, trailers, and low branches from the route before the scheduled delivery and pickup.

You do not need to be home if the drop-off location is clearly accessible and you have given us placement instructions. If nobody is present and the placement is unclear or unsafe, we may decline to leave the dumpster or place it in the nearest safe location. A return trip is an additional charge.

Tell us before delivery about fresh asphalt or concrete, pavers, septic systems, sprinkler lines, underground utilities, overhead wires, and steep or soft ground.

Free delivery applies in the local area stated at booking. Delivery outside that area is available when we quote an additional delivery charge before dispatch.

Weather, disposal-facility closures, road restrictions, and truck availability can change the delivery or pickup time.

Property Damage and Dumpster Damage

You are responsible for choosing a placement area and approach route that can bear the weight of the truck and the dumpster. You are responsible for damage to driveways, walkways, pavers, curbs, lawns, landscaping, sprinkler lines, septic systems, underground utilities, overhead wires, and similar surfaces resulting from delivery, placement, or pickup along the route you request or accept.

You are also responsible for damage to the dumpster beyond ordinary wear. That includes holes, cuts, or bending from machine loading or falling debris; fire, welding, or chemical damage; paint, graffiti, or adhesives that require refinishing; and missing or damaged doors, chains, or tarps. You authorize us to charge the reasonable repair cost, or the replacement cost if repair is not practical.

This section does not limit liability for damage caused by our negligence where New Jersey law does not allow that limitation.

How the Dumpster May Be Used

Load debris so it stays level with or below the top rim. Doors must be closed and secured before pickup. An overfilled dumpster, an uneven load, or a load that makes the truck illegal or unsafe to drive may be refused. You authorize the extra labor, disposal, trip, and rental-day charges required to correct it.

The 20-yard and 7-yard dumpsters may be machine loaded. You are responsible for damage caused by your equipment or by the way the dumpster is loaded.

Do not move the dumpster. If you need it repositioned, contact us. A relocation fee may apply. You are responsible for damage and fines caused by moving the dumpster yourself.

Materials You May Place in a 20-Yard Dumpster

The 20-yard dumpster accepts ordinary debris of the kinds described on our Dumpster Rentals page, including:

Household junk, furniture, boxes, and general clutter from home, basement, and attic cleanouts
Kitchen and bathroom renovation debris, including cabinets, countertops, sinks, vanities, drywall, and similar remodeling material
Residential roofing debris, including shingles
Non-heavy construction debris, including wood, drywall, and flooring
Yard waste

All of this material counts toward the included weight. Heavy material belongs in the dumpster designated for that material.

Prohibited Materials

The following materials are prohibited in every dumpster:

Hazardous waste, asbestos, and materials that may contain asbestos
Paint, stain, solvents, chemicals, pesticides, herbicides, fuels, gasoline, oil, and other liquids
Propane tanks, batteries, tires, explosives, and ammunition
Medical waste, biohazard waste, and radioactive material
Any item the disposal facility or the law does not allow in that load

Refrigerators, freezers, air conditioners, dehumidifiers, and other items that contain refrigerant may be placed in a dumpster only with our approval before they are loaded. Mattresses, tires, electronics, and similar items may be accepted only when the disposal facility allows them.

If a prohibited or special-handling item is in the dumpster, you authorize us to charge the facility’s special disposal fee, our handling cost, any fine, and any extra trip required to dispose of it lawfully. We may refuse to haul the dumpster until the item is removed.

Heavy-Material Dumpsters

Concrete, asphalt, dirt, soil, brick, rock, and stone are heavy materials. Place them only in the dumpster we designate for that material.

The 7-yard concrete dumpster is for clean concrete only. Slabs, chunks, and broken concrete are accepted. Mixed debris is not.
The 7-yard asphalt dumpster is for clean asphalt only. Mixed debris is not.
Dirt, soil, brick, rock, and stone are accepted only as a clean, single-material load in a dumpster we designate for that material.

A mixed load in a clean-load dumpster is contamination. You authorize the additional disposal charge for a mixed load, and you authorize any extra handling required to dispose of it. We may refuse the load until it is corrected.

Missed, Blocked, or Unsafe Pickup

We charge a dry-run or extra trip fee, and additional rental days continue, when we cannot complete delivery or pickup because:

The route or dumpster is blocked
The load is over the rim, uneven, or unsafe
The doors are open or unsecured
Prohibited material is in the dumpster
The site is unsafe for the truck

Permits, Streets, and Local Rules

You are responsible for permits, street or right-of-way permission, homeowners association approval, and any local rule that applies to where the dumpster sits. You are responsible for tickets and fines from placement, from the length of time the dumpster is on site, and from an overloaded or prohibited load. If we pay a fine caused by your rental, you authorize us to bill you for that amount.

Responsibility for the Load

You are responsible for what goes into the dumpster until the disposal facility accepts the load. You agree to cover claims, damages, cleanup costs, fines, penalties, and reasonable attorneys’ fees arising from your load, your breach of these Terms, or your violation of a law or facility rule. This responsibility does not require you to cover claims caused by our own negligence where New Jersey law does not allow that.

Limitation of Liability

To the maximum extent permitted by New Jersey law, our total liability for a rental is limited to the amount you paid us for that rental. We are not liable for indirect or consequential losses, including lost profits, lost use of the property, or project delay.

This limitation does not apply to liability that New Jersey law does not allow us to limit, including liability for injury caused by our negligence where a limitation is not permitted.

Changes, Cancellations, and Refunds

A change in dumpster size, material type, delivery date, or pickup date depends on availability and may change the price.

If you cancel before the truck is dispatched, we will refund the amount you paid for that rental. If you cancel after the truck is dispatched and before the dumpster is delivered, you authorize a trip fee for the attempted delivery. Once the dumpster is delivered, the base rental charge applies. We will pick the dumpster up early on request when the schedule allows. Early pickup does not refund the base rental. Additional-day charges stop when pickup is completed, provided the dumpster is accessible and safe to haul.

Ending the Rental

We may suspend the rental and retrieve the dumpster if you breach these Terms, load prohibited material, or create an unsafe condition. You remain responsible for charges already incurred, including retrieval costs caused by that condition.

Electronic Communications

You consent to order messages by phone, email, and text at the contact information you provide. Those messages may include scheduling, delivery, pickup, invoices, and questions about the load. Message and data rates may apply. You may ask us to stop text messages about the rental, and we will still send notices that are required to complete or bill the rental.

Updates to These Terms

We may update these Terms by posting a new version on our website with a new effective date. The Terms in effect when you accept the rental apply to that rental. A later rental is governed by the Terms in effect when that later rental is accepted.

Governing Law

These Terms are governed by the laws of the State of New Jersey. Disputes will be brought in the state or federal courts in New Jersey that serve Essex County.

General Terms

If a court finds any part of these Terms unenforceable, that part will be limited to the minimum extent required, and the rest will remain in effect. A waiver of one breach is not a waiver of any later breach. These Terms and your order confirmation are the entire agreement for the dumpster rental.
